Overall conditions remain balanced, though trends continue to vary depending on property type. The month saw &lt;strong&gt;1,553 sales and 2,251 new listings&lt;/strong&gt;, improving the sales-to-new-listings ratio to &lt;strong&gt;69%&lt;/strong&gt; and helping moderate some inventory growth.&lt;/p&gt;&lt;p class="block-p"&gt;Even with the slowdown, &lt;strong&gt;inventory sits at 5,581 units&lt;/strong&gt; — still &lt;strong&gt;28% higher than last year&lt;/strong&gt; and above long-term seasonal norms, largely driven by rising supply in the &lt;strong&gt;row and apartment&lt;/strong&gt; sectors.&lt;/p&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Airdrie:&amp;nbsp;&lt;/strong&gt;Seasonal slowdown continued, with both sales and new listings easing.       <description>&lt;p class="block-p"&gt;The May housing market continues to &lt;strong&gt;adjust and rebalance&lt;/strong&gt; with &lt;strong&gt;new listings increasing&lt;/strong&gt; and &lt;strong&gt;inventory building &lt;/strong&gt;across many segments. While some areas are seeing price softening, especially for apartments and row homes, &lt;strong&gt;detached and semi-detached properties remain stable&lt;/strong&gt; or up slightly year-over-year.&lt;/p&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Airdrie&lt;/strong&gt;&lt;br&gt;Inventory hit its &lt;strong&gt;highest May level since before the pandemic&lt;/strong&gt;, driven by new construction. This added supply is &lt;strong&gt;cooling price growth&lt;/strong&gt;, with sales down 10% YTD. Benchmark Price: &lt;strong&gt;$540,600&lt;/strong&gt; (↓ ~2% YoY)&lt;/p&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Calgary&lt;/strong&gt;&lt;br&gt;Sales eased 17% compared to last May (largely due to apartments), but still sit 11% above long-term trends. The market is shifting toward &lt;strong&gt;balanced conditions&lt;/strong&gt;, especially in areas like the Northeast where inventory is rising. Benchmark Price: &lt;strong&gt;$589,900&lt;/strong&gt; (down slightly from last year)&lt;/p&gt;&lt;p class="block-p"&gt;&lt;strong&gt;Cochrane&lt;/strong&gt;&lt;br&gt;Sales slowed 17% year-over-year while new listings surged, pushing the market closer to balance. Despite this, &lt;strong&gt;prices remain up&lt;/strong&gt; nearly 4% year-over-year.
